If your home's value has suffered due to spray foam insulation in the attic, you're not alone. It's estimated that up to a quarter of a million British homes have been insulated with spray foam*. While not all installations are problematic, most mortgage lenders hesitate to finance homes with spray foam insulation, unable to differentiate between well-executed and faulty installations. This issue hampers homeowners from selling, refinancing, or accessing equity from their properties. Over the past three decades, many installers have used incorrect types of foam, leading to issues such as damage to roof structures, fire safety risks, and mould growth.

Homes across the nation are insulated with closed or open cell spray foam often encounter multiple problems, the most prevalent being damage to roof support timbers. The foam can impede air circulation to the roof and timbers, leading to condensation and eventually causing the wood to rot.

 

This is a key reason why lenders are reluctant to approve mortgages for homes with spray foam insulation in the loft. They find it difficult to ascertain which installations were done correctly. Moreover, in listed buildings, spray foam may have been installed without the necessary planning permissions.

This results in roof tiles or slates sticking together, making inspections or repairs impossible without re-tiling the entire roof.
